10 things/tips to better prepare to buy a home at home.

10 things/tips to better prepare to buy a home at home.

1.     Check your credit score: Your credit score will take a significant role in which loan you can be approved for and which interest rate. You can get an estimate on what your score is on credit karma.

2.     Break down your finance: Right now you can really take the time to break down your finances such as your total monthly bills are, how much debt you owe, how much savings you have, and what kind of monthly mortgage payment you can comfortably afford.

3.     Get familiar with the different loan types: I’d suggest to get a little familiar with the different loan types by searching them, there are so many loan programs out there that are offered it can get a little over whelming when you’re a little unfamiliar with them. Usual loans types are FHA, CONVENTIONAL, VA that you can google. (Of course sitting down with a lender will be a lot more beneficial but this is just in the meantime you have some free time at home.)

4.     Do you need a down payment? If so calculate how much you can save on a month to month basis: There are down payment assistance programs out there but is that really the option you want to take? (There may be additional fees that go with the down payment assistance program.) Now that you took the time to calculate your finances you can add in a monthly savings amount that you can start saving on for a down payment.

5.     Research a Realtor: You’re going to need a trusting realtor to guide you through the process. Luckily you already have me to go to!

6.     Research where and which city you would ideally like to live in: If you still haven’t decided which city your looking to move to start searching the different cities, google maps will help! Search which schools are near by for your kids, shopping centers, entertainment, it can be anything of your specific interest.

7.     What are inspections for?: When you find a house you love, you’ve been pre approved, and got your offer accepted the next big thing to do is inspect the house, looking for any *Major issues with the house. There are typically three main inspections  the general, termite, and sewer. There can be more different inspections depending on the buyer request.

8.     What is Escrow?: Escrow is the third party who handles part of the transaction and where the money is withheld from. (That’s in a nut shell)

9.     Closing cost?: So you saved up for a down payment, but sometimes people forget there are going to be closing cost that add up at the end of the transaction. Which can typically take anywhere from 2-5% of the purchase price. This is something to keep in mind as well while saving.

10.  Envision yourself in your home: You have to believe and envision that this can and will happen. Trust me it’s possible to buy your home, you just have to plan for it to happen.
